Hope you are well today. I am happy that you are giving a free advice to the public and i admire you for this. We are living in a condominium for over a year. During the water crisis this March and had no water for 5 days and tenants decided to get water from the swimming pool on the rooftop. The Building Administrator has not done any steps to find a way to provide water and keep the property safe during those times.Unfortunately my wife slip and fell eight steps and fell badly with leg sprain and mild fracture on her back that led to medical expenses because of braces and treatment. I got all evidences like pictures , medical expenses , incident report from the security guard that night and people who will testify and emailed it to the Building Administrator . My question is. It has been a month now that no clear decision has been made by the management. I am financially broke,. I just wanted to know what to do next on this. Thank you and have a great day !

Hello po, may I ask kung ano po yung dapat kong gawin. Almost 2 years na po kaming nagrerent ng isang room sa halagang 2500, student pa po kasi ako kaya need ng di masyadong malayo ng place sa school. Dahil sa hirap di talaga maiiwasan na madelay yung bayad like 1 month tapos worst na siguro eh yung malapit na mag to-two months pero nababayaran naman kapag may pera na. May panahon nga na nag advance pa ng bayad. These past few months eh nadelayed kami ng bayad magto-two months na pero inuna namin yung first month kung saan may 1 month pa po kaming delayed. Today is April 7 at sa 26 pa dapat magse-second month pero pag uwi po ng kapatid ko pinakuan na yung pintuan kasi delayed na daw, di daw pwede yung delayed. Sabi rin po ng may-ari, kapag delayed yung bayad additional 500 pesos. Magbabayad naman po kami pero pinapalayas na po kami dahil sa delayed lamang po na 1 month. Ang tanong ko po, okay lang po ba yung ginawa nila, hindi po ba nilabag yung karapatan namin bilang umuupa. Saka sa pagkakaalam ko po ay meron po silang more than 5 na rooms na pinarerent without paying taxes, legal po ba yun? Salamat po.

Hello Atty My mother is 73 years old she pawned our properly to private individual , it was notary by a Atty. They put on the pawned document that they give my mother a amount of 170000 PHP but the actual is only 100000 PHP . After 7 month my mother should returned the amount. She do not have job. We only give her allowance for food and medicine . We only discover her situation a week ago. Is transaction made by mother with the private individual legal? We are willing bring back the money that may mother had took. 100k only. My father who is the owner of properly past away for about 3 years now. Please advise.

Hello Atty, good day! I have a question regarding a property being used as collateral for a loan. In the contract, it says that the owner of the property is single by the time the contract was issued and signed in 2016. However, the owner was already married in 2010 and the property should be considered a conjugal property. Tama po ba? If so, kelangan po ba dapat may pirma yung wife doon sa contract? Paano po kung walang pirma yung wife? Will the contact still be valid?
Ginamit po kasi yung property ng pinsan nung may-ari as collateral for a 500K loan from a businessman. When I read the contract, i was shocked with the interest of 7% monthly. Sadly, In the latter part of 2018, the owner of the property passed away and the wife just know back then since she’s working abroad.
The contract has expired in April 2018 but was renewed up to November of this year. I can send you po the copy of the notarized contract if needed.thank you po in advance 🙂
